Picked this stuff up at Lowe's along with Clorox outdoor bleach. Mixed it up exactly as directed and put it in a pump sprayer. It just about instantly starts to kill and remove all the moss algea mold whatever it touches. This stuff is great! I cleaned the whole side of a two story house that sits directly next to the woods in about 30 minutes. Be sure to use eye protection. This stuff is pretty strong if you use the more concentrated bleach.I'm thinking people who rated this poorly didn't use bleach or used cheap diluted or old bleach.

The stuff works really, really well. Mix it up in a little hand pump sprayer with some bleach and water, spray it on, wait 5 minutes, power wash it off. Stuff looks like new. Have used it on the canoes, flagstone patio, vinyl siding, garage doors, decks. Works really well and I would highly recommend. Have bought this multiple times. Power washed my sister's house recently and she couldn't believe how great it looked afterward. We did a test spot using Jomax pre-treatment on one part of the siding and just power washing on the other. Without the jomax, power washing took at least twice as long to come up with the same result. Using the Jomax, we cut the overall power washing time for the whole house by more than half. Absolutely worth using this product.

My white pool cage was green from years of mold. I pressure washed everything I could reach but didn't know how to clean the top. I had a small jug (quart) laying around the house. I figured I would give it a try. The mold was gone less than an hour. I spent two hours pressure washing the lower section and about 20 minutes spraying the top. I went back and touched up the few spots I missed. It looks good as new. I ordered another bottle to keep on hand. I will never pressure wash again. The only areas you may need to rise are level areas where the stuff can't run off.
