Product Description
The Genie Silent ax 1200 ultra-quiet garage door opener is the perfect option if your garage is attached to your home or a living space. This model comes with a 140V industry leading DC motor that is lighter in weight and provides ultra-quiet and smooth operation, so that your family will not be disturbed by a noisy garage door opener. The soft start and stop feature of the motor offers smooth garage door travel, an improvement over AC motors. It’s powerful enough for almost any residential garage door, up to 7 feet in height (or 8 feet with an extension kit sold separately). The SilentMax offers increased opening speeds, up to 9 inches per second, yet still has safety features for your peace of mind. The Safe-T-Beam system helps prevent accidents via an invisible infrared beam across the door opening, which reverses the garage door if an object crosses the beam of LED light. The beams are enhanced with diagnostic technology to alert you if a malfunction occurs. Even the lighting system in the SilentMax is geared toward your safety: the 2 Bulb Bright Lighting System has space for 2 100-watt bulbs (not included) and an innovative power head design that places the lighting toward the back of the garage where you need it most. The SilentMax also features a built-in motion detector that will automatically turn the overhead garage door opener lights on for added convenience and security! Equipped with Security technology, the SilentMax 1200 garage door opener provides extra safety by preventing unauthorized access to your garage. is a rolling code technology that automatically changes the access code on each door activation. The opener is fast and easy to install, with a premium reinforced low profile c-channel rail that presents a clean design to help protect against dirt and debris build-up. Flush-mounting capability allows for low headroom applications and requires no additional hardware for assembly. The Genie SilentMax 1200 ultra-quiet garage door opener comes with a Limited Lifetime Motor and Gearbox , and accessories include two pre-programmed 3-button remotes, a Wireless Keyless Keypad and a Multi-Function Wall Console (Control Panel) with vacation lock and light control button. Genie’s Smart Set programming makes setup for the opener fast and easy, with the simple push of a button.

Installation was simple and the directions were concise and easy to follow. The enclosed installation poster has a color coded bag displayed next to each step that holds the required bolts/nuts, if fasteners are required for that step, so don't dump them out into one big pile! I was able to remove my old unit and install the new unit in just over 2 hours. HINT: If you are replacing an existing garage door opener make sure that you flag the wiring to mark which component it runs too before removing it. The prior owner of my home did not save the instructions of the old unit so I had to trace the lines (in my case the lines were piecemeal telephone lines with segments of solid two wire lines combined) to their appropriate components. Although the installation instructions state that one or two of the steps require two people I was able to do it by myself with the help of two ladders (so if you are not handy then don't try those steps alone). I spent another hour setting up the garage door control panel, the safety-beam devices, the key fobs and the wireless entry; to be fair much of this last hour was spent fixing the prior wiring that I inherited with the house.
The unit opens/closes my garage door quickly and quietly. The only sounds I hear when opening/closing the garage door are the sound of the garage door creaking and the belt running. It is much faster than the old unit it replaced. The motion sensor light control is a great addition and is very useful when I am carrying something through my garage with my hands full.
The new unit does not have the extensive range for fob commands to open/close the door of the unit that it replaced but I have no issues with this. I have found that the fobs work roughly 20 feet away. The only negative I have with the new unit is that the wireless entry device allows you to open/close the garage door for about 30 seconds after entering the code once. I would rather have to enter the code each time but that is a minor issue.
Overall the SilentMax 1200 is great and exceed my initial expectations after reading the mixed reviews. It was easy to install and with the faster speed and lack of noise compared to the unit it replaced I would recommend it to anyone.
It took me half a day to remove the old chain drive and install this one. My old wiring worked fine. The red safety beams stick out a little more and can’t be adjusted like the old ones, but they aligned immediately without adjustment.
The printed directions that came with this model were excellent. The installation sheet could be opened a laid on the floor, it was so big. I installed a Chamberlin last year at my other house and struggled with their install and programming procedures; was on the phone for an hour with their customer support. This Genie was definitely an improvement.
Where I had issues with this install was in programming. It’s good to have previous experience in doing electronic adjustments; with my old opener, I just turned screws. In setting the down travel, I let it go to the bottom with some force and the whole track bowed and twisted, which was surprising. Well, I set it to just make contact with the floor where the seal just touched the floor. OK, now I checked the Up/Down force. The programming instructions tell me that thes adjustments were set at the factory, so just check—don’t adjust—which seems counter intuitive. It was good on the up force return, but failed on the down force return. Their solution was to increase the down travel, but that just bowed the track, which would probably break the belt.
Hmmm. Read the fine print that says to look in the back of the manual to override the factory settings. This where Genie doesn’t explain what to do if it fails the safety check, which is frustrating and slows down the install. Do I increase the down force, or decrease the down force? So, I set the down travel back to where the track didn’t bow. I ended up adjusting down force to the second lowest setting, 2. Setting one, the door would stop and return. At two, the door would stay down, but still failed the down force return test unless I used a 4x4, instead of a 2x4. It fails the test, but anyway that’s where I left it.
Not the best, safest solution, but I wasn’t going to uninstall and send it back. It works, it’s quieter, so time to close this project and on to the next. Concession seems to be the standard tact to deal with the lower design and manufacture quality of appliances these days. Don’t worry, be happy.

Genie also offers a surge protector, single outlet, easy choice, hopefully prevents another burned out board.
