Environmental protection Agency (EPA) general guidelines The EPA recommends fixing a home If the radon level is 4 PCI/L or more & to contact a qualified radon-reduction contractor about lowering the radon level. Buying or selling a home - Use two short term tests at the same time & place to measure radon, then average the results together. Carefully follow all instructions provided with the radon Test Kit. Close Windows & Outside Doors 12 hours before testing & Keep Closed as much as possible during the test. Do not Test during severe storms or unusually high winds. Do not Disturb the test at any time while testing. Operate the home's heating/cooling system normally & Use only those that re-circulate interior air. I did learn a lot of valuable information. There are seasonal differences in the radon levels. Winter, with windows closed, will show a higher concentration. Summer will be lower. What's important is the long term average. The reading will be different if you are experiencing bad weather, especially windy conditions. The lab also said there are changes from one day to another depending on the temperature of the soil under the house.
Apparently January is Radon month in all states. If you call your state dept. of public health at that time, they give out free test kits. I had to send this AirChek kit from California to South Carolina. I was worried that the radon may have escaped out of the mailer somewhat, but the lab assured me that 5 days in transit was perfectly OK.
Frankly, this test kit is a great thing to do for your peace of mind. Check out the radon map on line, it's an eye opener. The northern states are real danger zones. Alaska's radon levels are astonishing.
Mitigation, better known as "fixing the problem" is not expensive, considering the potential consequences of living with a high radon level in your home. They use fans and pipes under the house to vent the air out and up a few inches over your roof. The system looks somewhat like a rain gutter going up, along the back or side corner of the house. I've heard estimates from $500 to $1,500 depending on the size of the house. Be sure to get people who are certified.
The problem comes with the instructions and how you return the test to the lab. I read the reviews and decided to pay for faster shipping back to the lab. Then I found out that my test was rejected because of how I had closed the kit up.
Here are the instruction on how to close the package.
3> Seal the Kit, to ensure no radon escapes
4> FOLD, Flap to expose adhesive strip
5> PEEL and remove the adhesive strip
6> PRESS together to form air-tight seal (repair leaks with tape)
When you fold down the flap it makes it very difficult to get a good seal because it is opened on the sides. I removed the flap which is about a 1/4 inch so the adhesive strip would stick to the envelope. Bad idea.
My test was REJECTED because that small part of the flap was removed. They said it changed the wait of the sample and would not result in proper results. Now all they would need to do is measure the weight of their test kit without that small 1/4 inch flap, but they are just looking for any reason to reject the sample.
I would pay a little bit more and go with a better configured test kit.
Don't waist your time or money.
